The paper deals with the basic problem of methodological procedures that evaluate the landscape affected by the extraction of raw materials. The areas that were affected by the industrial activities in the past and are not used currently are called Brownfields. These areas create the side effects called externalities from their very beginning. This paper evaluates incurred externalities. These questions are solved under the European project 1CE014P4 and SP/201097. The area of Mine Sophia was used for practical evaluation of environment and assessment of incurred externalities. The first part of this paper evaluates the affected area using so called Hessen method and calculates the financial evaluation of the model area. Based on achieved results, all inadequacies of the used methodology were analyzed and, in the conclusion, a newly developed methodology evaluating mainly positive externalities in the conditions of the Czech Republic including possible approaches is proposed.

Keywords: evaluation of the environment, real functional potential, positive externalities
